The Ask
The property owners’ association at PGA Village Verano, a large master-planned residential community in Port St. Lucie, Florida, required precise documentation of pond easement slopes across the North and South sections of the development. The primary objective was to ensure compliance with South Florida Water Management District requirements, which stipulate that slopes within operational easements must not exceed a 4:1 ratio (25%) beyond the control elevation water line.
Approach
Miller Building Group was engaged to conduct a detailed mapping of the slopes using advanced technology. The process included:
- Deployment of Unmanned Aerial Vehicles (UAVs) to capture high-resolution aerial imagery and elevation data
- Processing data through advanced mapping software to calculate slope gradients around each pond
- Recording slope measurements at regular intervals along approximate lot lines
- Creation of interactive maps and annotation reports providing both visual and quantitative documentation
The mapping revealed specific areas where slope gradients exceeded the allowable threshold, which were clearly highlighted for easy identification.
Outcome
Miller Building Group’s thorough approach provided the association with accurate, actionable data. By identifying non-compliant slopes through precise aerial mapping, the association was able to address potential issues proactively. The resulting documentation provided a reliable basis for further site management and planning, ensuring proper stewardship of the community’s water management infrastructure in accordance with regulatory standards.
